Terms of Service: DIY Home-Building Kits by Little Twig Homes

These Terms of Service (“Terms”) govern your access to and use of the website https://littletwig.homes (the “Site”) operated by Big Twig Homes LLC (“we,” “us,” or “our”), as well as the purchase and delivery of our DIY home kits. By accessing the Site or placing an order, you agree to be bound by these Terms.
1. Eligibility & Use
You must be at least 18 years old to use this website or make a purchase. By using the Site, you represent that you meet these eligibility requirements.
2. Product Overview
Big Twig Homes LLC sells DIY home-building kits made from high-quality materials including SIP (structural insulated panels). These kits are designed to be assembled by the customer or a contractor of their choice. We do not offer turnkey, modular, or finished homes.
Customers are responsible for:

Obtaining and complying with all local building codes and zoning regulations

Hiring professional help as needed

Offloading materials upon delivery using appropriate equipment (e.g., forklift, telehandler)
3. Reservation & Order Process

A nonrefundable $100 reservation fee is required to begin the customization process and receive a preliminary shipping quote.

After finalizing your design and delivery details, you will sign a contract and pay a deposit to secure your order.

The remaining balance is due prior to shipment leaving the manufacturer.

Once a contract is signed, orders cannot be canceled. No refunds or returns will be accepted.
4. Shipping
Shipping is available within the continental United States.

Final shipping costs will be calculated and discussed during the customization phase.

You are responsible for providing the appropriate equipment and crew to unload the shipment safely.
5. User Accounts
If you create an account on our website, you agree to provide accurate information and to maintain the confidentiality of your login credentials. You are responsible for all activity under your account.
6. User-Generated Content
You may have the option to post reviews, comments, or photos on our Site or social media. By submitting content, you grant us a nonexclusive, royalty-free license to use, display, and share your content for marketing or educational purposes.

7. Disclaimers
Big Twig Homes LLC does not guarantee that its products are compliant with all local zoning laws or building codes. It is your responsibility to ensure that our kits are legal to build in your jurisdiction.
All materials and instructions are provided “as is” without any guarantees of fitness for a particular purpose. While we provide documentation and guidance, we are not liable for construction errors, delays, or site-specific issues beyond our control.
8. Limitation of Liability
To the fullest extent permitted by law, Big Twig Homes LLC shall not be liable for any indirect, incidental, special, consequential, or punitive damages, including loss of profits, arising from the use of our website or the purchase of our products.
9. Governing Law
These Terms are governed by the laws of the State of North Carolina, without regard to its conflict of law principles. Any disputes arising under these Terms shall be resolved exclusively in the state or federal courts located in North Carolina.
