General Questions
No. We are a material supplier only. You or your builder will be responsible for all construction, permitting, and site prep.
No. The Little Twig Home is a fixed-scope package. Custom design changes are not permitted, except for selecting approved roofing/siding/trim colors, picking a floorplan option
Yes. Both the Log and SIP versions are available in 400 sq ft and 950 sq ft models. We have several floor plans. We also have a Northern version with higher R-values. Ask for details.
No installation is offered. In some areas, we may be able to suggest builders we’ve worked with, but all hiring decisions are yours.
Yes. Many customers use contractors, but the package is designed to be DIY-friendly if you have building experience.
Ordering, Payments, and Refunds
Shipping & Delivery
Materials are delivered by a 53’ tractor-trailer flatbed. You must provide access and offloading equipment (forklift, telehandler, or crane). If the truck can not access the site, you will need to provide an optional offload site.
Rescheduling is only allowed in emergencies and will incur a $1,500 fee per the trucking company. This is for any of our home options.
You have 2 hours to offload. After that, you’ll be charged $250 per additional hour at the time of delivery. Two hours is plenty of time per truck.
A 50% non-refundable deposit is required at signing. 25% is due before production begins—and the remaining 25% due before shipment.
Once production begins, cancellations are not accepted. All sales are final and deposits are non-refundable.
We accept ACH, wire transfers, or certified checks only.
In most cases, you have 60 Days; if the market is volatile, that can change without notice, and pricing must be updated. If you have locked in your contract, you are good for 60 Days and must take delivery within 90 Days of the signed contract.
Log Version FAQs
- Full log wall system (Eastern White Cedar)

- Interior doors, trim, and tongue & groove pine

We do not provide the roof insulation. We do provide an interior rigid insulation and premium cedar T&G to increase the log walls to an R-16. Other options upto R-26 are available for an upgrade.
No. Only lag bolts for log assembly are included. All other screws, nails, and hardware must be purchased locally.
No. The package is sold as a fixed plan with no structural substitutions. We do have several different floor plans, but the exteriors are all the same. The logs are 6×6 D shape northern white cedar.
SIP Version FAQs
- Precut and labeled SIP wall & roof panels (R-26 walls, R-40 roof) Northern Verson (R26 walls R57 roof)

Yes. The SIP panels include built-in insulation as part of the system (R-26 walls, R-40 roof). Northern Version (R29 walls R57 roof)
No. Like the log version, the SIP package is a fixed product. The only selectable options are siding, roofing, and trim colors. We do have several different floor plans
Documentation & Engineering
Yes. The SIP version includes stamped engineered drawings suitable for permitting in most States, but not all. The log version does not include stamped plans but includes structural blueprints. Engineering is available at an additional charge
Yes. You must obtain all required local permits and inspections. Big Twig Homes is not responsible for code compliance in your area. It is best to review the energy code and snow or wind loads for your area. Our homes are good for most all of the continental US. Tith our standard package or the Northern Version
Liability, Warranty, and Legal
Manufacturer warranties apply to third-party components like windows and SIPs. Big Twig Homes does not offer warranties on construction results or installation.
The buyer assumes full responsibility for site prep, construction, installation, and compliance. Big Twig Homes is not liable for delays, damages, or workmanship. If there are material defects, we will work with you through the Thrid party manufactures.
