Process & FAQs

Every question, answered straight.

Ordering, payment, delivery, what’s in each kit, permits and warranty. The hard terms are here on purpose, so you know them before you call.

The basics

Do you build the home?

No. We supply materials only. You or your builder handle construction, permitting and site prep. In some areas we can suggest builders we’ve worked with, but every hiring decision is yours.

Is this a modular home?

No. A kit is the materials for a dry shell: pre-cut, labeled and shipped to your land on one truck, then assembled on your foundation. Nothing arrives as a finished box.

Can I customize the design?

No. Every kit is a fixed-scope package, which is what keeps the price known and the lead time short. You choose the construction (cedar log or SIP), the size, a floor plan option, and approved roofing, siding and trim colors.

Are there different versions of each home?

Yes. Every size comes in cedar log or SIP from the same floor plans, several sizes have more than one layout, and every kit has a Northern Version with higher R-values for cold climates and snow loads. Every kit is on the kits page.

Are the sizes inside or outside dimensions?

Inside. A 20′ × 24′ kit measures 20′ × 24′ to the inside face of the walls, so the walls add to the outside footprint. Your foundation plan comes from the drawings.

Is it DIY-friendly?

Yes, for someone with a strong carpentry background. Everything is pre-cut and labeled, but this is still building a house. If you haven’t framed and closed in a building before, hire a builder to raise it.

Ordering, payment & refunds

What does the kit price include?

The listed price is the base price of the kit’s material package. Freight and sales tax depend on where your land is, and options like stamped drawings or a Northern Version change the package, so every order starts with a written proposal that includes all of it.

What is the payment structure?

A 50% non-refundable deposit at signing, 25% before production begins, and the remaining 25% before shipment.

What payment methods do you accept?

ACH, wire transfer, or certified check. No cards, and no payment is taken on this website.

Can I cancel my order?

Once production begins, cancellations are not accepted. All sales are final and deposits are non-refundable.

How long is a price good for?

In most cases, 60 days. If the materials market is volatile, that can change without notice and the price has to be updated. Once you sign a contract, your price is locked for 60 days and you must take delivery within 90 days of signing.

Shipping & delivery

Where do you ship?

Anywhere in the continental United States, from our headquarters in North Carolina.

How is the home delivered?

On a 53′ flatbed tractor-trailer. You provide access for the truck and the offloading equipment: a forklift, telehandler or crane. If the truck can’t reach your site, you’ll need to provide an alternate offload site.

See a real delivery day

How long do I have to offload?

Two hours, which is plenty for one truck. After that, the trucking company charges $250 for each additional hour, due at delivery.

Can I reschedule my delivery date?

Only in an emergency, and it carries a $1,500 fee from the trucking company. This applies to every kit.

Cedar log kits

What’s included in a cedar log kit?

The full shell package:

  • Full log wall system: 6×6 Eastern White Cedar, D-shape or modern profile
  • Foam gaskets, caulking and lag bolts
  • Andersen 100 Series windows and pre-hung exterior doors
  • Loft framing, interior partition framing, stairs and stair railings
  • Interior doors, trim and tongue-and-groove pine
  • Conventional rafter roof framing and architectural asphalt shingles

Is insulation included?

Roof insulation is not included; you supply it. The kit does include interior rigid insulation and premium cedar tongue-and-groove that bring the log walls to R-16. Wall upgrades up to R-26 are available.

Are all fasteners included?

No. Only the lag bolts for log assembly are included. All other screws, nails and hardware are bought locally.

What log styles can I choose?

Two, at the same price: the classic D-shape log, or the modern log, which has a clapboard-style cut in its face. Both are 6×6 Eastern White Cedar.

Can I change the log size or layout?

No. The kit is sold as a fixed plan with no structural substitutions. There are several floor plans to choose from, but every exterior is the same.

SIP kits

What’s included in a SIP kit?

The full shell package, with the hardware:

  • Pre-cut, labeled SIP wall and roof panels: R-26 walls and R-40 roof (Northern Version: R-29 walls, R-57 roof)
  • Andersen 100 Series windows and exterior doors
  • Vertical corrugated metal siding, metal roofing and trim
  • Loft framing, partition wall framing and stair framing
  • A complete hardware kit: SIP screws, adhesives, caulk, underlayment, hangers and nails
  • Stamped engineered drawings for permitting in most states

Is insulation included?

Yes. The insulation is built into the panels: R-26 walls and an R-40 roof, or R-29 and R-57 on the Northern Version.

Can I skip the metal siding?

SIP kits come standard with vertical corrugated metal siding, a corrugated metal roof and metal trim. We can take the siding out if you’d rather source your own, but that changes the package, so it’s priced in a full proposal.

Can I upgrade materials or change the layout?

No. Like the log kits, the SIP kits are fixed products. You choose a floor plan and the siding, roofing and trim colors.

Plans, permits & engineering

Do you provide plans for permitting?

SIP kits include stamped engineered drawings accepted for permitting in most states, though not all. Log kits include structural blueprints; stamped engineering is available for an additional charge.

Do I need a permit?

Yes. You obtain all required local permits and inspections, and code compliance in your area is your responsibility. Check your local energy code and snow and wind loads early. The standard kits or the Northern Version suit most of the continental US.

Warranty & liability

Is there a warranty?

Manufacturer warranties apply to third-party components such as windows and SIP panels. We don’t warranty construction results or installation.

Who is responsible if something goes wrong during construction?

The buyer is responsible for site prep, construction, installation and code compliance, and we aren’t liable for delays, damage or workmanship. If a material is defective, we work with you and the manufacturer to make it right.
