These Terms govern your use of littletwig.homes (the “Site”), operated by Big Twig Homes LLC (“we,” “us,” or “our”), and the purchase and delivery of our home kits. By using the Site or placing an order, you agree to them.
01Eligibility
You must be at least 18 years old to use this Site or place an order.
02What we sell
We sell DIY home-building kits in cedar log and structural insulated panel (SIP) construction. A kit is a material package — a dry shell — designed to be assembled by you or a contractor you hire.
We are a material supplier. We do not build your home. We do not sell turnkey, modular, or finished homes, and we do not provide installation.
03What you are responsible for
- Obtaining permits and complying with all local building codes and zoning rules
- Site preparation, the foundation, and all assembly labor
- Hiring qualified professionals where they’re needed
- Providing site access for a 53′ flatbed, plus the equipment and crew to offload it
- Everything not expressly listed as included on the kit’s page or in your contract
04Pricing and quotes
- Prices shown on this Site are for the kit only. They exclude tax and freight, which depend on where your land is and are quoted during the order process.
- Prices, window selections, and colors are subject to change without notice until your contract is signed.
- Once your contract is signed, your price is locked for 60 days, and delivery must be taken within 90 days of signing. In volatile markets these windows may change, and we’ll tell you if they do.
05The $1,000 credit
The $1,000 credit advertised on this Site applies to a single kit order, is applied at contract signing, and is not redeemable for cash or transferable. One credit per customer per order. We’ll confirm your eligibility when we send your quote.
06Reservations, contracts, and payment
- A nonrefundable reservation fee may be required to begin the customization process and receive a preliminary shipping quote.
- After you finalize your selections and delivery details, you sign a contract and pay a deposit to secure your order. Deposits are nonrefundable.
- The remaining balance is due before your kit ships from the manufacturer. The exact schedule is set out in your contract.
- Once a contract is signed and production begins, orders cannot be canceled. No refunds or returns are accepted.
- Accepted payment methods are set out in your contract.
07Delivery and offloading
- We ship within the continental United States. Final freight is calculated during the order process.
- Your kit arrives by 53′ tractor-trailer flatbed. You must provide access and the offloading equipment — forklift, telehandler, or crane. If the truck cannot reach your site, you must provide an alternate offload location.
- You have a limited window to offload once the truck arrives; additional time is billed at the rate set out in your contract. Rescheduling a delivery is only permitted in emergencies and incurs a fee charged by the trucking company.
- Current offload windows and fees are published in our FAQ and confirmed in your contract.
08Fixed scope
Our kits are sold as fixed-scope packages. You choose the size, the construction, the approved colors, and among the floor plans we offer. Structural substitutions and custom design changes are not available. This is what allows us to publish a price and hold it.
09Renderings and specifications
Images on this Site are renderings and architectural drawings, provided to illustrate the product. Finishes, landscaping, furnishings, and site work shown are not included in a kit. Specifications may be improved or changed; your contract governs what you receive.
10Your submissions
If you post reviews, comments, or photos to our Site or social channels, you grant us a nonexclusive, royalty-free license to use, display, and share that content for marketing or educational purposes.
You agree not to post false or misleading content, offensive, abusive, or discriminatory material, or anything that infringes someone else’s rights. We may remove content at our discretion.
11Disclaimers
We do not guarantee that our products comply with the zoning laws or building codes in your jurisdiction. Confirming that a kit is legal to build on your land is your responsibility.
All materials and instructions are provided “as is,” without warranty of fitness for a particular purpose. We provide documentation and support, but we are not liable for construction errors, delays, or site-specific issues beyond our control.
12Limitation of liability
To the fullest extent permitted by law, Big Twig Homes LLC shall not be liable for any indirect, incidental, special, consequential, or punitive damages, including loss of profits, arising from your use of this Site or your purchase of our products.
13Governing law
These Terms are governed by the laws of the State of North Carolina, without regard to its conflict of law principles. Any dispute arising under them will be resolved exclusively in the state or federal courts located in North Carolina.
